Bachelor Bedrooms Need to Be Transformed

There are many houses on today's market for sale and some are too cluttered while other are too sparse. Some appeal to only woman while some appeal to only men. So what's the role of a home stager?

First we must first make sense of the space. If there are elements in the room that have not made sense to past potential buyers then we must show them how to decorate around them or how to enhance or downplay it. We are to show off the home's selling features. We are not there to show off the sellers furniture or decor.

Here is a bedroom that I just recently staged. The client is a bachelor and the room displayed that. First the built in headboard was too large but could not be removed. The bedding was not appealing and the cluttered shelves did not make a client feel relaxed when entering the room.

Is Your Furniture Too Big For Your Room???

As a professional home stager I have had the privilege of visiting many homes over the past several years. Whiel decluttering is always a must, removing large scale furniture is right on the list with it. This is a very common problem that many sellers make.

Time and time again, professional home stagers have told clients that the way they live in a home and the way they are to sell a home are two entirely different things. First declutter, declutter, declutter, that's simple enough, right? WRONG!!

An important rule to remember is that your are SELLING YOUR HOUSE AND NOT YOUR THINGS...so let the buyers see the size of your house. If your furniture is too large for the space then buyers will think the room is too small for them. Here is a house we staged today and the one thing that buyers kept remarking on was that the kitchen was too small. What do you think??

 Yes the table is very large for this space and the wallpaper ends at the cabinetry which cuts the room in half. 

 We decluttered the counters, painted the whole room one color to expand the space and my client purchased 2 new chairs for his pub table which was sitting in the dining room. Simple accessories definitely kept this space open and airy.  We were now able to take his kitchen table and use it in his dining room which was set up as his second office. The dining room was not appealing to any buyers because it looked cramped and uninviting.

 Rooms always need to be defined. If it is a dining room, then keep it as the dining room....WHY? You tell me! As the popularity of HGTV grows and more and more sellers are being educated on the value of staging their homes for sale I have found that even simple changes can make a dramatic difference. Sellers know they need to do something, but most lack the decorating gene. That is where the professional services of a home stager comes in.

In this house the client had lovely furniture, but the draperies were heavy and dark. The walls were stark white and had no focal point.  With a few  changes the room went from harsh to soft, comforting and welcoming..

 While I love using the color red to stage, sometimes it can be overpowering. By changing the clients red curtains and pillows with  curtains and pillows she had in her family room,  this room is now ready to welcome in buyers.

 Ahhhh, now isn't that better??

Staging is Not Only For the Wealthy!!

I seem to be coming across the same response from realtors lately and frankly I find it a little confusing. Who set the price of staging in stone that has frightened many people away? And who is telling realtor's that they need to pay for the staging of their clients home? HMMM??

Over the last few weeks I have had the pleasure of speaking with realtors about staging their clients homes. One common theme has been apparent. I hear shock in their voices when they hear my costs for staging an average home. Not shock in disgust, but a pleasant sound of shock. WHY?? Oh I thought Staging costs thousands of $$$ is their response, but what comes next is a shock to me. 

Some stagers are telling realtor's that THEY need to pay for the staging of their clients homes! Hmmm...is that why they are all not jumping on the band wagon?

Realtors, the beauty of Staging a home can run anywhere from $300.00 for a detailed consultation report and on up from there. YES, if you want to fill every room with beautiful rented furniture it can cost a few thousand to your client, but is that always the case? NO!

As far as a realtor paying for the staging costs, I say absolutely not. While most realtors will pay for the consultation walk through and report for their client, it is up to the client to make the necessary changes and therefore pick up the cost of staging. These costs and improvements to the home are going to benefit the client as well as give the realtor a better product to market and sell.

While I have had a handful of realtors pay for the staging of their clients home, I can assure you that that is not the norm. So realtor's I urge you to reconsider working with a professional home stager on all your listings.

The beauty of my company ReStyled to Sell is that I will take what the client has and recreate a beautiful new space. Yes at times I need to buy additional items such as, throw pillows, curtains, bedding, shower curtains and other accessories to enhance the property, but I do so all within the clients budget. They then have some wonderful new items to take to their new home as well.

Oftentimes a client will have items that they have purchased for their new home but have it packed away. I will take those items out of storage and give the clients the pleasure of enjoying those items now. Why wait for your new home to enjoy them?

Sometimes just changing out the bedding, artwork and accessories will change the feel of the room. This bedroom went from traditional to contemporary in 1 hour. 

When staging a home to sell it is important to know your target market. Will the buyer most likely be a single person or a first time buyer? Will a young family be your target market or will the 55 and over community be the people looking to buy?

Depending on your potential buyer it is important as a seller to reach that particular buyer. When staging your home to sell keep that in mind for every room. Most single guys LOVE that black, white and grey color scheme, but remember that most woman want COLOR.

Keeping things neutral is always best, but you would not stage a contemporary home the same way you would stage an older Victorian home. The decor just would not fit. So how do you know what to do?
