I hear this time and time again....we should have staged sooner!! SO WHY ARE SELLERS WAITING? They are afraid of losing money. Well aren't you losing money when you reduce the price of your home??
Here is an email I just received from a client:
Hi!
Forgive me for not keeping you in the loop. TWO DAYS after you finished the job, there was an open house, 15 people came, made favorable comments, and an offer came in four days later!!! This past Tues, we settled on the home inspection items and we close on 7/18! Granted, we came down another $19,000 to arrive at $400k, but at least we have a buyer in this horrible market!! I genuinely believe that had we done the improvements back in April, we would have gotten more for the house. There is no question that these things are necessary, especially in a dated home.

Here was their situation. The mom passed away and she and her siblings were trying to sell the home. The home was dated and had wallpaper in the LR/DR and staircase as well as old carpeting

In that interim over 100 buyers viewed the property and all the comments were the same "IT NEEDED TOO MUCH WORK". After a price reduction the clients called us again and in 3 days my crew had completed the work in time for the OPEN HOUSE...THE REST IS IN HER EMAIL...OF COURSE THE HOUSE SOLD!!

Phyllis - great job! Keep your testimonials. We print them on letterhead and use them to market to new homeowners. If you have a 'packet' for home owners filled with testimonials like this one, it can sway someone on the fence.
