STAGING HOMES IN ALL PRICE RANGES BRINGS THE SAME RESULTS

Due to the great response on my last blog, I want to take this time to tell EVERYONE that NO MATTER WHAT YOU ARE SELLING Y OUR HOUSE FOR STAGING WILL HELP IT SELL.

Think about this. You have a Chevy Cavalier that has low mileage, still looks and runs great. But it is a 1999. Should you detail it?? ABSOLUTELY!! WHY?? Because the better it looks the more it is going to appeal to buyers. When detailing that car would you do anything different to it if it was a Mercedes Benz, 2005, NO!!

You would still clean, polish, vacuum, shampoo rugs, shine tires, etc., wouldn't you. YES YOU WOULD!! Now, you will definitely get more money for that Mercedes Benz and the cost to detail it would probably be higher, but isn't the end result the same. YOU SELL THE CAR and PROBABLY QUICKER AND FOR A BETTER PRICE!!

Realtors, sellers, homeowners, investors, builders...I am telling you that no matter what you are selling that house for IT NEEDS TO BE STAGED!! Heck I am a home stager and if I were to put my house on the market I would need to do quite a bit to it. Let's face it, we all live differently in our homes than we would or should when it comes time to sell.

You all know how much I ADORE MY LITTLE GIOVANNI, but guess what, yes I would have to take his pics off the fridge. AND SO SHOULD YOU. If you are planning on selling your home, start looking at your house through the eyes of a buyer.

I recently went on a consultation that had very overpowering wallpaper in just about every room. Of course I suggested, well pleaded, that the paper be removed. The client was very resistant. I proposed ways around it but when I was met with more resistance, I backed off. As we were leaving, the client turned to the realtor and commented on the house that she and her husband had seen and were very interested in purchasing, BUT THEN, listen to what she tells the realtor...

She said, We absolutely love the house but there is wallpaper everywhere and we really don't want to have to deal with taking all that down. It is a shame because the house is so beautiful except for that wallpaper. (SHE REALLY DID SAY THIS). I turned and said "stop, do you hear what you are saying, now why do you think a buyer would want to come in here and deal with your wallpaper," hmmm, she had no comment.

So to all who have asked what could you do with a house that is only listed for $100K, my answer is, the same thing I would do the a house that is listed at $1,000,000. I would stage it in a such a way that a buyer would enter and say "THIS IS IT, I WANT THIS HOUSE".

ReStyled to Sell Home Staging is in the business of helping sellers move on, no matter what they list their house for. Call to schedule an in home consultation today, DON'T WAIT until your house is market worn!!

Its amazing how many houses I walk into that are not even clean much less staged. Staging is very important especially in our market.

Phyllis,

I completely agree with you! It is amazing how many homeowners are resistant when it comes to wall paper and it is such a challenge to get them to see the value in neutralizing it! The one's who do, are amazed at the difference it makes in their market time!

Phyllis - Sometimes I think that homes that are in the lower price ranges can benefit even more from staging.  If the price of a $300,000 home goes up even 2% that is $6000 bucks.  That is a lot of money to the average Joe.

Great post Phyllis......

I am glad you have such a grasp of the fundamentals of your profession!!

It's such a shame you don't live in central Florida.....

I have been trying to get a client of mine to mow the yard of the vacant land he has listed with me... but he will not do it...I might have to go and rent a brush mower to do it myself.....

It will make the land look better AND hopefully make it sell quicker too!

Hi Phyllis, I couldn't agree more.  My home, especially for the Island is in the lower price range...and I would never think of putting it on the market "as is."  It would go up considerably by fixing some things and good staging.  I think even if I put $20,000 into it, I could easily ask $50,000 more (I'm NOT being unrealistic even in this market) and get it from someone who wants to scale down but stay on the Island or someone looking for a BIG backyard.  There's not a lot left where I live in this price range.  You and Maureen are right, I could use the services more but I would benefit more.  Thanks for a great post.

Phyllis: You may already do this, but if you came armed with a wallpaper removal person's business card or name and number, you may face less resistance. Wallpaper removal is messy, but it is not all that expensive, and, at least in my area, the wallpaper remover removes the mess when they are finished. Many house painters also offer the service.

Hey Michelle

My husband comes on all my consultations and he always gives estimates to the clients. They are still resistant at times. It is so amazing because not only will we do the work, but we really are very reasonable with our prices and in the end they are making a lot more money.

Phyllis, very important point here. Every price range benefits from staging.

With your permission- I'd like to show this to a Realtor - we already discussed it but he thinks maybe a 1M might be worth staging but not anything under. I wonder if he is really concerned about his clients' best interest? Maybe this will help.
